Terms of Service

Last updated: October 28, 2026

These terms apply to the website rebuild, hosting and editing services provided by Sensible Sites ("we", "us") to you, our client. By signing up for or using our services, you agree to these terms. If you have questions, email hello@SensibleSites.net. For a plain-language summary of who owns what, see What you own.

1. The service

We rebuild your business website, host it, and make changes you request. Plans:

  • Standard, $49/month: website, hosting, and up to 30 edits per month.
  • Pro, $89/month: everything in Standard, plus Google Business Profile upkeep and up to 100 edits per month.
  • Pro+, $129/month: everything in Pro, plus local search upkeep and up to 150 edits per month. Local search upkeep covers a ready-made review request with your Google review link that you send yourself, in one tap, by email or text from your own phone (we don't send messages to your customers or receive their contact details), drafted replies to reviews for you to approve, one Google Business Profile post a month from your recent work, a page for each service and town you serve, a check of your listings on Google, Bing, Apple, Yelp, Facebook and BBB (where a fix needs your login to that site, we make it with you or walk you through it), local business schema, and a monthly plain-English report on calls, visits, top searches and rankings.

We work to keep your business accurate and easy to find, but no one controls how search engines rank sites, so we do not guarantee any search ranking, number of reviews or amount of traffic.

2. Edits

  • You can request changes by email or online in the client portal.
  • We prepare each change and send you a preview link. The change goes live once you approve it.
  • Only one change request can be open at a time. The next one starts after the current one is approved or withdrawn.
  • Edit counts reset each calendar month. Unused edits do not roll over.
  • Extra edits are available in packs of 20 for $10. Extra edits expire at the end of the month in which they are bought.

3. Billing and cancellation

  • Plans are billed monthly in advance. There is no contract.
  • You can cancel at any time by emailing hello@SensibleSites.net or through the client portal. Your service continues until the end of the month you have already paid for, and you will not be charged again.
  • Payments are processed by our payment processor. We do not store your card number.
  • We may change prices with at least 30 days' notice by email. You can cancel before a new price takes effect.
  • If a payment fails and is not fixed after we notify you, we may pause your service.

4. Your content, your site files and your domain

  • You own your content, including your text, photos, logos and business information, and you own your domain name.
  • You give us permission to use your content only to build, host and update your website, and to show you previews of it.
  • Your site files are yours to take with you. On request, at any time and when you cancel, we send you a working copy of your website files at no charge. There is no exit fee.
  • We keep ownership of the client portal, our tools and our own code that runs them. Leaving does not give you the portal, and staying does not give us your content.

5. Your domain stays yours

  • We never register, buy, hold or transfer your domain in our name. Your domain stays registered to you, in a registrar account that you control.
  • To put your new site live we only need a DNS change. With your OK, we make that change for you or walk you through making it yourself. We keep your email settings working and leave your current site up until you approve the new one. There is no charge for this.
  • If you leave, we help you point your domain wherever you want, at no charge.
  • If your domain is registered to a previous provider, our guide Get your domain back explains the usual steps. We can't change who owns a domain, and that guide is general information, not legal advice.

6. Material you supply or approve

You confirm that you own, or have permission to use, all text, photos, images, logos, trademarks, videos and other material that you send us or that you approve for your site. This includes material in changes you approve, material we carry over from your current website at your request, and anything you confirm when you go live. You also confirm that this material does not break any law or anyone else's rights.

Photos and images licensed by a previous website provider (for example stock photos) often cannot be moved to a new site. If you are not sure a photo is yours to use, tell us and we will replace it. When you go live we ask you to confirm this.

7. Claims about your material

If someone makes a claim against us because of material you supplied or approved, or because you broke section 6, you agree to cover our reasonable costs of that claim, including reasonable legal fees and any amount we are ordered to pay or agree to pay with your consent, and to defend us against it if we ask. We will tell you about such a claim promptly, give you reasonable help, and not settle it in a way that admits fault on your behalf without your consent. This section does not cover claims caused by material we created ourselves without your input.

8. Preview sites

Before you become a client, we may build a preview of a new website for your business so you can see what it could look like. For every preview:

  • We build it fresh from publicly available facts about your business, such as your name, address, phone, hours and services, and your own photos. We never copy another provider's copyrighted text, templates or design.
  • It is unlisted: it is reached only through a private link, it is marked so search engines do not index it (noindex), and it is not presented as your official website.
  • It carries no branding of ours.
  • If you don't go live, we delete it within 30 days after its free trial ends, or within 30 days after its private link expires if it is never opened.
  • You can have it removed at any time. Email hello@SensibleSites.net with the subject "Remove my preview" and the business name or web address, and we take it down within 24 hours.

9. Copyright complaints and takedowns

We respect copyright and expect our clients to do the same. If you believe material on a website we host infringes your copyright, send a written notice to our copyright agent:

Copyright Agent, Sensible Sites, New Hampshire, USA
Email: hello@SensibleSites.net (subject: "Copyright notice")

Your notice should include:

  • your physical or electronic signature;
  • a description of the copyrighted work you believe is infringed;
  • the web address of the material and enough detail for us to find it;
  • your name, address, phone number and email;
  • a statement that you believe in good faith that the use is not authorized by the copyright owner, its agent or the law; and
  • a statement that the information in your notice is accurate and, under penalty of perjury, that you are the copyright owner or authorized to act for the owner.

When we receive a complete notice we remove or disable access to the material promptly and tell the client whose site it is. A client who believes the material was removed by mistake may send us a counter-notice, and we will handle it as U.S. copyright law (17 U.S.C. § 512) provides. We may end service for clients who repeatedly infringe others' rights.

To ask us to take down a preview of your own business, see section 8.

10. Acceptable use

You agree not to use our services to publish content that is illegal, fraudulent, infringes someone else's rights, contains malware, or is used for spam. We may refuse a change request or suspend a site that breaks this rule, and we will tell you why.

11. Availability

We host sites on reliable infrastructure and work to keep them online and fast, but we do not guarantee uninterrupted service or any specific uptime. Outages caused by our providers, your domain registrar, or events outside our control may happen.

12. Limitation of liability

Our services are provided "as is". To the fullest extent the law allows, we are not liable for indirect, incidental or consequential damages, such as lost profits or lost business. Our total liability for any claim is limited to the amount you paid us in the three months before the claim.

13. Changes to these terms

We may update these terms from time to time. When we do, we will change the "Last updated" date above and notify clients by email of significant changes. If you keep using the service after a change takes effect, you accept the updated terms. If you do not agree, you can cancel.

14. Governing law

These terms are governed by the laws of the State of New Hampshire, USA.

15. Privacy

How we handle information is described in our Privacy Policy.
